EstateMod turns your server into a living property market. Claim land with a free-form wand, put plots up for sale or rent, collect rent automatically, and let your players build a real estate economy — fully integrated with Lightman's Currency and the FTB suite.

Designed for RP, economy, town and multiplayer survival servers, EstateMod is fully configurable and server-side validated.

🪄 Free-form 3D land claims (the Surveyor's Wand)

• Claim land column by column (right-click) — fully free shapes (L-shapes, diagonals, holes…), not just rectangles.
• Live visual preview: selected columns get a green outline, with a red flash when you remove one.
• Confirm (left-click) → a naming screen opens.
• Claim height is configurable (min/max Y).

💰 Buy, sell & rent

• List a plot for sale or for rent (custom price & rent).
• Rent is charged automatically on a configurable interval.
• Automatic eviction for unpaid rent (with a grace period).
• Optional lease duration (auto-ends).
• Configurable taxes (money sink) on sales and rent.
• Full transaction history per plot.

🪧 Realtor block & Property signs

• The Realtor Block shows a summary (name, detailed status “Available / Rented by X / Bought by X”, prices) with Buy / Rent buttons.
• Property Signs (real vanilla signs) show the plot name + the OPEN / CLOSED state.
• Shift + right-click a sign = toggle the plot's doors open/closed for everyone.
• Tenants (and owners/admins) can rename the plot directly from the Realtor block — no wand needed.

🔒 Powerful admin control

• Per-function locks: prevent reselling, re-letting, PvP/flag edits, renaming or deletion — per plot.
• Server-owned “Oniria” plots: official properties owned by the server.
• Admins can do anything, anywhere.

🔗 Integrations

• Lightman's Currency: used as the economy (wallet + bank), with native coin display (e.g. 1g 2i 3c). Lightman's shops stay usable by everyone inside plots.
• FTB Teams: shared team ownership.
• FTB Ranks: command permissions.
• FTB Chunks: EstateMod is authoritative inside its plots (block-precise protection).

⚙️ How it works

1. Get the Surveyor's Wand (EstateMod creative tab) or have an admin give it.
2. Right-click blocks to select the columns of your plot (green outline shows your selection). Right-click again to deselect (red flash).
3. Left-click to finalize → type a name (leave empty to use your username).
4. The plot is now yours. Use the Realtor Block (place one and link it with /estate linkblock <name>) so others can Buy or Rent it — prices are shown right on the screen.
5. When rented, rent is collected automatically every period. If a tenant can't pay, they're evicted after the grace period.
6. Admins can place a Property Sign (/estate signmode then right-click a wall with the wand) to display the plot and let tenants open/close the doors with Shift + right-click.
7. Need more land? Buy limit extensions with OniriaCoins (/oniria buy columns / /oniria buy claim).

Everything is checked on the server, so it's safe against modified clients.

📥 Installation

⚠️ EstateMod is required on BOTH the server AND every client.
It adds blocks, items, GUIs and networking, so a client without the mod cannot join a server that has it (and vice-versa).

1. Requirements

• Minecraft 1.21.1
• NeoForge 21.1.231 (or compatible 21.1.x)
• (Optional but recommended) Lightman's Currency, FTB Teams, FTB Ranks, FTB Chunks

2. Server installation

1. Install NeoForge 21.1.231 on your server.
2. Drop estatemod-x.x.x.jar into the server's mods/ folder.
3. (Optional) Add Lightman's Currency and the FTB mods to mods/ as well.
4. Start the server once to generate the config at world/serverconfig/estatemod-server.toml, then tweak it to taste.

3. Client installation

1. Install NeoForge 21.1.231 for Minecraft 1.21.1 (via the NeoForge installer).
2. Place estatemod-x.x.x.jar into your .minecraft/mods/ folder.
3. (Optional) Add the same optional mods you use on the server for full features.
4. Launch the NeoForge profile and join.

💡 The mod version on the client and server should match.
